Feasibility Report

About Feasibility Report·Turn a model into a developer-facing feasibility report.
What Feasibility Report does
Upload an IFC or Rhino model, add a few planning assumptions, and get a developer-facing feasibility report: an area summary, a unit and use schedule, a planning-risk screen, likely consultant reports and buildability flags, as a one-page PDF. This version is for England only — the planning rules are England's, so do not read the results as advice for another country.
- Coverage:
- England only
- Input:
- .ifc or .3dm
- Output:
- Report + one-page PDF
How it works
The report is deterministic and runs in your browser: areas, units and the schedule are read from the model, then checked against England's planning rules and a set of buildability prompts. Only the optional written developer summary uses AI.
- Areas and the use schedule are read from the model, not typed in (add an area override only if the model has none).
- Planning-risk and buildability items are decided by fixed England rules, each shown as OK, Watch or Flag.
- Everything except the developer summary is computed in your browser; the model is never uploaded.
- The written developer summary is the one AI step, and is Pro.
How to use it
- Upload a model. Drop an .ifc or .3dm — the .ifc gives the full schedule, the .3dm gives geometry only.
- Add the assumptions. Set the project name, primary use, site area, planned units, an optional max height and GIA override, and whether the site abuts sensitive neighbours.
- Read the report. The report updates live: summary metrics, the unit / use schedule, the planning-risk screen, likely consultant reports and buildability flags.
- Write the developer summary. Generate the AI-written summary on the Pro tier; the rest of the report needs no AI.
- Compare options. Save alternatives and compare them under the same planning assumptions.
- Download the PDF. Download the one-page report; it carries a watermark on the free tier.
Best used for
- A first read on whether a scheme works before detailed work starts.
- Backing a planning conversation with a consistent area summary and risk screen.
- Spotting which consultant reports a scheme will likely trigger.
- Producing a one-page PDF for a client or a landowner.
Not a substitute for
- A viability appraisal or planning advice — it is early feasibility intelligence.
- Sites outside England; the rules are England's.
- Replacing an accredited consultant or a quantity surveyor.
- Area certification or measured lease areas.
Known limits
- The answers depend on the model and the assumptions you type in.
- A .3dm gives geometry only; an .ifc carries the richer schedule.
- The planning screen is a screen, not a determination.
- The developer summary is AI-written and should be read as a draft.
